Buying a home in Portugal is becoming increasingly expensive. And this rise in prices also affects the most exclusive segment of housing, namely the luxury properties for sale that fall into the top 10% most expensive of all. The most recent analysis by idealista reveals that the price of the most exclusive homes on the Portuguese market increased by 17% in May compared to the same period last year. With this increase, premium homes now have prices starting at 995,000 euros.

In all Portuguese districts and islands, the cost of the most exclusive homes for sale on the market (belonging to the 90th percentile) increased. Madeira Island saw the greatest rise in luxury home prices (+41%), followed by São Miguel Island (33%), Faro (25%), Portalegre (22%), Beja (20%), Santarém (20%), Setúbal (19%), Aveiro (17%), Lisbon (16%), Leiria (16%), Viseu (15%), Viana do Castelo (15%), Coimbra (14%), Porto (13%), and Braga (13%). Prices also rose in this high-end segment of the housing market — although less sharply — in Bragança (6%), Évora (8%), Guarda (11%), and Castelo Branco (12%).

When looking at district and regional capitals, Portalegre led the increase in the cost of exclusive homes for sale, with a 52% rise in May compared to the previous year. Right behind were Beja (50%), Funchal (47%), Faro (36%), Ponta Delgada (28%), Setúbal (23%), Leiria (22%), Braga (20%), Santarém (20%), Viana do Castelo (18%), Castelo Branco (15%), Lisbon (14%), Coimbra (14%), Guarda (8%), Porto (7%), Bragança (5%), Viseu (2%), and Aveiro (2%). Évora (−1%) was the only city where prices at the 90th percentile fell.

What is the price of exclusive homes in each market?
The 90th percentile value represents the point from which the most expensive 10% of properties for sale are situated. Homes that exceed this threshold belong to the most exclusive segment of the market in which they are located, explains idealista in the same analysis.

The city with the highest threshold for this luxury segment is Funchal, where only properties priced above 1,620,000 euros belong to this group. This is followed by Lisbon, starting at 1,547,500 euros, and Faro, starting at 1,500,000 euros. The high-end homes in Porto also exceed one million euros (1,008,000 euros).

Thresholds of exclusivity below one million euros were observed in Ponta Delgada (850,000 euros), Setúbal (850,000 euros), Viana do Castelo (650,000 euros), Évora (645,000 euros), Aveiro (620,000 euros), Braga (600,000 euros), Coimbra (580,000 euros), Leiria (550,000 euros), Santarém (530,000 euros), Viseu (470,000 euros), and Beja (450,000 euros).

Guarda is the capital with the lowest 90th percentile threshold at 320,000 euros. Following are Bragança (340,000 euros), Portalegre (350,000 euros), and Castelo Branco (375,000 euros), making them the only capitals with thresholds under 400,000 euros.

In the case of districts/islands, Madeira Island and Faro district show the highest threshold of exclusivity in the housing market for sale, reaching 1,650,000 euros, followed by Lisbon (1,600,000 euros). At the opposite end is the district of Guarda, where properties priced over 300,000 euros belong to the most exclusive segment of the market. Slightly above are the districts of Portalegre (329,000 euros), Castelo Branco (335,000 euros), and Bragança (340,000 euros).


Methodology
To conduct this study, the idealista team compared the price per square meter in May 2024 and 2025, using the same sample as in idealista’s price report and focusing on the 90th percentile of each analyzed market — that is, the top 10% most expensive properties.

Data were collected and analyzed by idealista/data, the proptech division of idealista that provides information to a professional audience to facilitate strategic decision-making in Portugal, Spain, and Italy. It uses all parameters from the idealista database in each country as well as other public and private data sources to offer appraisal, investment, marketing, and market analysis services.
