Each family chooses a property according to their income, location, price, and the space they need, among other amenities. There are also investors buying homes with different profiles for business purposes. But which property types, then, are disappearing the fastest from the Portuguese residential market? In Portugal, one-bedroom apartments (T1) stand out as the typology that was transacted the quickest in the third quarter of 2025, according to the analysis of idealista data. Specifically, 41% of listings for one-bedroom homes remained active for less than a month. Right after come T2s (36%), T3s (35%), and studios (T0), with 32% of sales concluded in less than 30 days. On the opposite end of the spectrum are homes with four or more bedrooms (27%), which show the longest listing times. T1: the fastest-selling typology T1 apartments for sale were, therefore, the typology that left the Portuguese residential market the quickest in the summer of 2025. This was observed in the majority of cities across the country. Santarém stands out significantly, with 80% of T1s reportedly sold in less than a month—the highest rate in the country. Next are Viana do Castelo (56%), Ponta Delgada (50%), Aveiro (44%), followed by Braga, Coimbra, Funchal and Faro (41% each). Then come Viseu (36%), Vila Real (33%) and Setúbal (31%). In Lisbon, only 24% of T1 listings left the market in less than 30 days, while in Porto the rate was 28% and in Beja, 25%. In several district capitals — such as Castelo Branco, Évora, Portalegre or Guarda — no fast sales were registered for this typology due to the reduced or scarce supply. Studios: fast sales but with limited supply Despite the very limited supply of studios (T0) in most district capitals, Aveiro (31%), Coimbra (29%), Porto (28%), Lisbon (22%) and Braga (17%) are the markets where these small apartments have the highest demand. It is followed by Castelo Branco (43%), Beja (40%), Évora (40%), Viseu (39%), Funchal (36%), Coimbra (33%), Aveiro (32%), Braga (31%), Porto (28%), Setúbal (28%), Viana do Castelo (24%), Lisbon (23%), Faro (21%), Ponta Delgada (18%) and Leiria (17%). T3: significant differences across regions T3 apartments recorded 35% fast sales nationwide. And in major cities? Beja (50%) has the highest value, followed by Ponta Delgada (43%), Braga (39%), Aveiro (37%), Viana do Castelo (36%), Porto (36%), Coimbra (35%), Santarém (29%), Funchal (29%), Guarda (29%), Setúbal (29%), Leiria (23%), Lisbon (18%), Castelo Branco (17%), Faro (17%), Viseu (16%) and Évora (14%). In several cities — such as Portalegre and Vila Real — no fast sales were recorded due to limited supply in this typology. T4 or more: the slowest typology to sell Viana do Castelo (50%) has the highest rate of fast sales for apartments with four or more bedrooms, followed by Aveiro (39%) and Setúbal (37%). Then come Santarém (29%), Porto (24%), Coimbra (20%), Lisbon (20%), Braga (13%) and Leiria (7%). In the remaining district capitals — Beja, Castelo Branco, Faro, Funchal, Portalegre, Vila Real and Viseu — no sales were concluded in less than a month.
