Some homes on the market are rented faster than others due to several factors. Location, type, price, and other features (such as a balcony, elevator, or garage) tend to influence families' decisions. At the beginning of 2025, around 9% of homes for rent listed on idealista were on the market for less than 24 hours. Many of them had more affordable rents, according to an analysis by idealista, the real estate marketplace of Southern Europe.

The percentage of express rentals—that is, homes rented in under one day on idealista—decreases as rental prices increase. The analysis shows that 19% of homes in Portugal with rents up to €750/month were rented within 24 hours. In less than a day, 12% of homes priced between €750 and €1,000/month, 11% between €1,000 and €1,500/month, and about 4% of homes over €1,500/month were removed from the platform.

Looking at the 6 district/regional capital cities with the most rental listings in the first quarter of 2025, Funchal had the highest percentage of express rentals, reaching 25% of all rental operations. It was followed by Setúbal (14%), Coimbra (11%), Porto (8%), Lisbon (7%), and Braga (6%).

Cheaper Rentals Go Faster

More affordable rentals—under €750/month—attract high demand, showing the highest express rental rates. In Setúbal, 25% of homes rented in Q1 2025 for less than €750/month were removed from the idealista database in under a day. Next came Braga (18%), Lisbon (17%), Porto (15%), and Coimbra (12%).

As price ranges increase, the percentage of express rentals tends to decline—though in some markets, the numbers remain significant. Among homes priced between €750 and €1,000/month, Funchal leads again with 50% rented in less than a day. Followed by Lisbon (12%), Coimbra (11%), Porto (8%), Setúbal (8%), and Braga (7%).

For homes priced between €1,000 and €1,500/month, 25% were rented in under 24 hours in Funchal, 19% in Setúbal, and 11% in both Lisbon and Porto. Lastly, among properties with monthly rents over €1,500, 20% in Setúbal were rented in under a day, 17% in Funchal, followed by Lisbon (4%), Porto (3%), and Braga (3%).
