The rental market has been cooler in 2025, amid high rents, scarce supply, and even more incentives for home purchases. Even so, there are homes for rent that meet the demand (such as price and location), and are therefore rented out more quickly. The latest analysis by idealista – the leading real estate marketplace in Southern Europe – reveals that around 5% of homes listed during the second quarter of 2025 were on the market for less than 24 hours. Homes with lower rents tend to find tenants more quickly.

The percentage of express rentals – that is, homes for rent that remain advertised on idealista for less than a day – tends to decrease as the rent range increases. About 13% of homes in Portugal priced up to 750 euros/month were rented in under 24 hours. Within less than a day, 7% of homes with rents between 750 and 1,000 euros/month left the market, as did 4% of properties priced between 1,000 and 1,500 euros/month, and about 2% of homes that cost more than 1,500 euros/month.

Analyzing the 17 districts and islands with the most rental supply in the second quarter of the year, it was on the island of São Miguel where the percentage of homes rented in less than 24 hours was highest, reaching 13% of total transactions. Next came Vila Real (8%), Santarém (8%), Madeira island (7%), Beja (7%), Coimbra (6%), Aveiro (6%), Setúbal (6%), Évora (6%), Leiria (5%), Viana do Castelo (5%), Viseu (5%), Braga (5%) and Porto (5%). Faro and Lisbon (both districts with 4%) were where the fewest homes left the market within 24 hours.

Faster rentals align with lower prices
More affordable rentals, priced below 750 euros per month, attract much of the demand and thus register the highest express rental rates. On Madeira island, 43% of homes rented in the second quarter of this year for less than 750 euros/month were listed on idealista for less than a day. Next came São Miguel island (33%), Setúbal (23%), Lisbon (20%), Aveiro (17%), Beja (14%), Faro (14%), Santarém (14%), and Porto (14%).

As the price ranges increase, the percentage of express rentals decreases, although in some markets this value remains significant. Among homes priced between 750 and 1,000 euros, Madeira island leads, with 19% rented in less than a day. Following are São Miguel island (11%), Lisbon (10%), Setúbal (10%), Faro (9%), and Santarém (6%).

For homes with monthly rent between 1,000 and 1,500 euros, 6% were rented in under 24 hours in Coimbra, 5% on Madeira island, 4% in Lisbon, Porto, Beja, Faro, and Setúbal. Lastly, for rentals above 1,500 euros/month, 5% of homes in Coimbra were on the market for less than a day, 4% on Madeira island, 3% in Porto, and 2% in Faro.
